I owned this as a rental for several years then sold it to another investor. I carried back a first mortgage.

The property has two houses on it. One is a 1 bedroom, the other is a modular double wide 2 bedroom. The 1 bedroom is about 800 ft2, the modular is about 1100 ft2. They were both remodeled in 2008, and the modular also had a new roof around 2014. The remodel on the 1 bedroom is high-end with crown molding, laminate flooring, granite counters in the kitchen and ceramic tile in the bathroom. The lot is large, private and level, with mature trees.

The modular dates from the 1970s. All systems in both houses were functional last time I checked. They have city water and are on a septic system. I pumped and replaced the upper part of the septic in 2016. The 1 bedroom is on a perimeter foundation and the modular is pier and post. I performed routine maintenance on both till I sold them in 2016.

Both houses are in good condition with no repairs necessary that I know of. There are no HOA fees. I talked to the new owner, and he says he’s happy with the tenants in both houses who are long-term and stable.
